Year end housing market review

2008 was not a good year for the local Oshkosh real estate market. We sold 22% fewer homes and those that did sell were on the market longer. Starting in 2009 we have 19% fewer homes on the market than last year, sellers are getting closer to their listing price and home sales are up the upswing 10% over November. Are we on the upswing? Maybe, maybe not.

Analysis:

There is an old joke that the spring real estate season starts at halftime of the Super Bowl. Last week there did appear to be an upswing in interest. Phones are ringing. emails are arriving and open houses were finally busy again. Winter always has a slow down, but the question for today is this a normal small uptick or are we seeing a confident buyer and seller returning? Life goes on and changes continue. If you need to buy a house because you need more space or less space, is now better?

Don't try to game the housing market. If now is your time, go for it.
